Roofing & Storm Damage in Cumming
Cumming and Forsyth County have grown faster than almost anywhere in North Georgia, which means a large share of homes were built in the same window and are now hitting roof-replacement age together. The newer subdivisions along the GA-400 corridor and toward Lake Lanier are mostly builder-grade architectural shingles that storms are starting to take their toll on.
Thunderstorms moving across Lake Lanier bring hail and straight-line winds that bruise shingles and dent flashing — damage that’s hard to see from the ground but lets water in over time. The lake-influenced humidity also speeds up algae streaking and granule loss on shaded slopes. We climb it, photograph what we find, and tell you honestly whether the roof needs replacing now or still has good years left in it.
Roof Replacement in Cumming & Forsyth County
A full replacement is the largest decision on this page, so it is worth being clear about when it is genuinely the right call. Age alone does not decide it. A twelve-year-old roof with storm damage across three slopes is a replacement; a twenty-year-old roof with one failed valley may not be.
Repair or replace. We look at how widely the damage is distributed, whether the shingle mat has been compromised rather than only scuffed, and whether the roof has already been repaired more than once in the same area. Scattered damage across multiple elevations points to replacement. Isolated damage in one plane usually does not, and we will say so even when the larger job is the more profitable one.
Tear-off versus going over the top. Georgia allows a second layer in some circumstances and it is cheaper on the day. We rarely recommend it. A second layer hides the decking, so rot and soft spots go unseen, it traps heat, and it shortens the life of everything above it. Full tear-off costs more up front and is what the manufacturer warranty is written around.
What a Forsyth County replacement involves. Materials delivered and staged, tear-off to the deck, decking inspected and any compromised sheets replaced, ice-and-water at the valleys and penetrations, synthetic underlayment, then the shingle system and ridge ventilation. Most homes here are a one to two day job once the crew is on site, weather permitting. We protect landscaping and run a magnet over the property before we leave.
Cost. It moves with square footage, pitch, the number of penetrations and your shingle choice, and it moves a great deal depending on whether a storm claim is funding it. We publish real ranges rather than a single headline number — see what a new roof costs in Cumming and Forsyth County. Every estimate is free and written down.
