Roof Inspection in North Georgia

An inspection is not a walk around the yard with binoculars. We get on the roof where it is safe to do so and work through it in order: the shingle field on every elevation, looking for bruising, granule loss, lifted tabs and creasing; ridge and hip caps; the flashing at chimneys, walls, skylights and any other penetration, which is where a disproportionate share of leaks actually start; pipe boots, which crack with age and are easy to miss; and valleys, where water volume is highest.

From there we look at the parts of the system people forget are part of the roof — gutters and downspouts, the drip edge, and where access allows, the attic. Attic staining and daylight through decking tell you things the surface cannot, and they tell you how long a problem has been developing.

Ours are free, and free means free — there is no callout fee, no report fee, and no obligation attached to the estimate that follows. We do not make the inspection conditional on signing anything, and we do not price the work differently depending on how the conversation goes.

It is worth knowing why a roofer offers this at no charge: inspections are how we meet most of our customers, and a fair number of them end with us telling someone their roof has years left. That is a normal outcome, not a wasted visit.

You leave the visit with a report you can actually read: every finding photographed and dated, written out without the trade jargon, and closed with a straight recommendation — repair it, replace it, keep an eye on it, or leave it alone. The report is yours regardless of whether you hire us, and you are welcome to put it in front of another contractor for a second opinion.

A clean bill of health gets written up the same way. Having it on record that your roof was in good shape on a given date carries real weight down the line, especially if a storm rolls through afterward and someone questions when the damage started.
